• "Platform" or "Website" refers to RentWithoutBroker.in and all associated services.
• "User," "you," or "your" refers to any individual or entity that accesses or uses the Platform.
• "Owner" refers to a User who lists a property on the Platform.
• "Tenant" refers to a User who searches for, views, or contacts Owners through the Platform.
• "Listing" refers to a property advertisement posted by an Owner on the Platform.
• "Contact Plan" refers to a paid subscription or credit package that enables Tenants to reveal Owner contact information.
• "We," "us," or "our" refers to RentWithoutBroker.in and its operators.

You must be at least 18 years of age to use our Platform. By registering, you represent and warrant that:

• You are of legal age to form a binding contract
• You will provide accurate, current, and complete information during registration
• You will maintain and promptly update your account information
• You are responsible for maintaining the confidentiality of your account credentials
• You are solely responsible for all activity that occurs under your account

We reserve the right to suspend or terminate accounts that contain false information, are inactive for extended periods, or violate these Terms.

Owners posting Listings on our Platform must comply with the following rules:

• You must be the legal owner of the property or an authorized representative with written permission to list the property
• All property details must be accurate, complete, and not misleading
• The contact number provided must be valid and directly reachable by interested tenants
• Listings must include a minimum of 5 high-quality photographs covering all required rooms (Hall, Bedroom, Kitchen, Bathroom, and Exterior)
• The property must be genuinely available for rent at the stated terms
• You may not post duplicate listings for the same property
• You may not post listings on behalf of third-party brokers or for properties you do not own or represent
• Listings must comply with all applicable laws, including housing regulations and anti-discrimination laws

We reserve the right to edit, remove, or reject any Listing that violates these rules or our quality standards, without prior notice.

Tenants using our Platform agree to:

• Use Contact Plans and revealed contact information solely for the purpose of inquiring about the specific listed property
• Not misuse, share, or resell owner contact information obtained through the Platform
• Not harass, spam, or engage in abusive behavior toward Owners
• Not use automated systems, bots, or scrapers to access the Platform
• Conduct their own due diligence before entering into any rental agreement

Violation of these obligations may result in account suspension, forfeiture of unused credits, and potential legal action.

RentWithoutBroker.in maintains a strict zero-tolerance policy toward fraudulent activity. The following activities are expressly prohibited and will result in immediate account termination:

• Brokers or agents posing as property owners
• Posting fake, non-existent, or bait-and-switch listings
• Providing false or invalid contact information
• Attempting to collect payments outside the Platform for broker services
• Operating scams, phishing, or any deceptive practices
• Creating multiple accounts to circumvent restrictions or bans
• Submitting fraudulent verification documents or selfies

We actively monitor for fraudulent behavior using automated detection systems, community reporting, and manual review. Confirmed fraudsters may be permanently banned and reported to relevant authorities.

Contact Plans are paid services that grant Tenants access to Owner contact information. By purchasing a plan, you agree to the following:

• All prices are listed in Indian Rupees (INR) and are inclusive of applicable taxes unless stated otherwise
• Payments are processed securely through our payment partner, Razorpay
• Contact credits are consumed when you reveal an Owner's contact number for the first time
• Plans and credits are non-transferable between accounts
• Unused credits expire according to the terms specified at the time of purchase
• All sales are final except as provided in our Refund Policy

We reserve the right to modify pricing and plan features at any time. Existing subscriptions will not be affected by price changes during their active period.

All content on the Platform, including text, graphics, logos, icons, images, and software, is the property of RentWithoutBroker.in or its licensors and is protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content without our express written permission.

By uploading photos or content to the Platform, Owners grant us a non-exclusive, royalty-free, worldwide license to use, display, and distribute that content for the purpose of operating and promoting the Platform. Owners represent that they have the right to grant this license.

The Platform is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, and non-infringement.

We do not guarantee that the Platform will be uninterrupted, timely, secure, or error-free. We do not verify the accuracy of all listing details, and we are not responsible for any disputes, damages, or losses arising from rental transactions between Users. Users are encouraged to conduct independent verification before entering into any agreement.

To the maximum extent permitted by applicable law, RentWithoutBroker.in and its affiliates, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill, arising out of or in connection with your use of the Platform.

Our total liability to you for any claim arising from these Terms or your use of the Platform shall not exceed the amount you paid to us in the 12 months preceding the claim, or INR 1,000, whichever is greater.

We may suspend or terminate your account and access to the Platform at any time, with or without notice, for any reason, including violation of these Terms, fraudulent activity, or extended inactivity. Upon termination, all licenses granted to you will immediately cease, and you must stop all use of the Platform.

You may terminate your account at any time by contacting us. Termination does not relieve you of any obligations to pay amounts due or any liabilities incurred prior to termination.

These Terms shall be governed by and construed in accordance with the laws of India, without regard to its conflict of law provisions. Any dispute arising from these Terms or your use of the Platform shall first be attempted to be resolved through good-faith negotiation. If unresolved, disputes shall be subject to binding arbitration in Pune, Maharashtra, in accordance with the Arbitration and Conciliation Act, 1996.

We may revise these Terms at any time by posting an updated version on this page. The "Last updated" date will indicate when changes were made. Your continued use of the Platform after any changes constitutes acceptance of the revised Terms. We encourage you to review these Terms periodically.
