Terms & Conditions

• Platform — RentWithoutBroker website, mobile apps and services.
• Residential Community Platform — the full suite: brokerage-free rentals, society management, visitor management, resident services, community marketplace, maintenance management, security management, workforce management, community communication and the RWB Partner Program.
• User — any person or entity accessing the Platform in any role.
• Roles — Property Seeker, Property Owner, Resident, Tenant, Society Chairperson, Secretary, Committee Member, Security Staff, Society Manager, RWB Partner, Vendor, Service Provider, Visitor and Super Administrator.
• Society — a residential community registered on the Platform.
• Subscription — a paid plan for the Property Seeker or Society modules.

• You must be at least 18 years old and capable of forming a binding contract under Indian law.
• You are responsible for the accuracy of information you provide and for the confidentiality of your credentials.
• One account may activate multiple roles (for example, Property Owner + Resident + Committee Member).
• We may verify identity, contact details, ownership documents and society affiliations.

A single account can hold several roles. Access to modules is determined by role and by committee-granted permissions per society. Switching roles does not create a new account and does not carry data across societies you do not belong to.

RentWithoutBroker offers two independent subscription models, each governed by dedicated terms:

• Property Seeker Subscription Terms — plans that reveal verified owner contacts and unlock premium search features.
• Society Subscription Terms — per-flat software subscription for the society management suite.

• Only genuine property owners or their authorised representatives may list. Broker or dealer listings are prohibited.
• Listing details, photographs and contact numbers must be accurate and current.
• Listings must comply with all applicable housing, tenancy and anti-discrimination laws.
• We may edit, unpublish, mark fraudulent or remove listings that violate these Terms or our quality standards.

• Contact details revealed via a subscription may be used only to inquire about the specific property.
• Do not scrape, resell, share or export owner data.
• Behave respectfully with owners and coordinate viewings honestly.

• Society Chairpersons, Secretaries and Committee Members act on behalf of their society and are responsible for accurate configuration, member approvals, permission grants and lawful use of the modules.
• Committees are responsible for content posted on their society's notices, forum, directory, events and marketplace.
• Optional online maintenance collection uses the society's own configured payment gateway; RentWithoutBroker does not hold society funds unless expressly stated for a specific configured service.

Participation in the Partner Program is governed by the RWB Partner Program Terms. Partners must maintain accurate KYC, follow campaign rules and comply with anti-fraud policies.

Society vendors and service providers must accept the Vendor Terms or Service Provider Terms respectively, in addition to these Terms.

All users must follow our Community Guidelines and Acceptable Use Policy. Content that is abusive, fraudulent, defamatory, obscene or unlawful will be removed, and the responsible accounts may be suspended or banned.

• Fake listings, impersonation and identity fraud.
• Broker activity disguised as owner listings.
• Off-platform solicitation of payments outside the society's configured gateway.
• Automated access, scraping, reverse-engineering or interference with the service.
• Circumventing role, permission or verification checks.

All prices are in Indian Rupees and inclusive of applicable taxes unless otherwise stated. Payments are handled by regulated gateways. Society maintenance funds belong to the society and are settled to the society's configured account. See the Payment Policy.

The platform, its software, brand, design and content are owned by RentWithoutBroker and its licensors. Uploading content grants us a limited licence to display and operate the service. Full terms are in the Intellectual Property Policy and Copyright Policy.

We may suspend or terminate an account or a role for violation of these Terms, fraud, non-payment of subscription dues or prolonged inactivity. You may close your account per the Account Deletion Policy.

The Platform is provided on an "as-is, as-available" basis. To the maximum extent permitted by law, RentWithoutBroker is not liable for indirect, incidental, consequential or punitive damages, and our aggregate liability is limited to the amount you paid us in the twelve months preceding the claim or INR 5,000, whichever is greater. These Terms are governed by the laws of India. Disputes will be resolved by binding arbitration seated in Pune, Maharashtra, under the Arbitration and Conciliation Act, 1996.

We may update these Terms. Material changes will be notified via the platform. Continued use after the effective date constitutes acceptance.
